Handyman services for Vail Valley condos and houses

A handyman call in this valley is rarely about one broken thing. It is usually a list: the bedroom door that started rubbing after the first cold snap, a towel bar pulling out of the wall, gaps opening along the baseboard, a cracked tile by the tub. Owners collect these items over a season and want them handled in one visit by someone who does careful work.

That is the job Edgar does. He works in slopeside condos in Vail Village and Lionshead, Wildridge duplexes in Avon, and family houses in Eagle Ranch. Each brings its own small problems. Dry air at altitude shrinks wood, so trim joints open and caulk lines split. Freeze-thaw cycles shift framing just enough to throw doors out of square. Strong sun fades and checks anything left unprotected on a south wall. A good handyman visit fixes the item and the reason it failed.

Handyman repairs we handle most often

  • Doors that stick, swing open on their own or will not latch, including new hinges, strike plates and hardware
  • Drywall patches, nail pops, corner bead dents and cracked seams above doors and windows
  • Baseboard, casing and crown that has pulled loose or opened at the joints
  • Fixture swaps: towel bars, mirrors, shelving, cabinet hardware, blinds and closet systems
  • Small tile fixes such as a cracked floor tile, missing grout or failed caulk around a tub or shower
  • Punch lists after a move-in, a sale inspection or a renovation someone else started
  • Weatherstripping, door sweeps and thresholds that let cold air or snowmelt in
  • Seasonal maintenance before winter and after the spring melt

When a repair touches wiring or water lines, Edgar brings in plumbers and electricians who hold their own state licenses and coordinates them so you still have one person to call.

Handyman help for out-of-town owners and property managers

Many homes here sit empty for weeks at a time. Owners fly in for ski week, notice six things that need attention, and fly home before anyone can fix them. We built our handyman work around that pattern.

You send the list and any photos. Edgar confirms the items, arranges a key or lockbox code with you or your manager, and does the work while you are away. When he finishes, you get photos of each item so you can see the result without a trip. If he finds something bigger, such as soft subfloor under that cracked tile, he stops and calls before doing more. Property managers get the same reports, which makes it easy to answer an owner’s questions and close out a ticket. For rentals, we schedule around bookings so guests never walk into a work zone.

Materials and methods that hold up at altitude

Small repairs fail quickly when the material is wrong for the climate. Edgar uses flexible sealants on joints that move with the seasons, primes every drywall patch so it does not flash through the paint, and uses exterior-rated fasteners and finishes on anything outside. Replacement trim is matched to the existing profile whenever possible instead of swapped for whatever the store has. On worn interior doors, a solid-core slab often solves sound and warping problems a hollow door cannot.

Matching is half the work. A patch in a textured ceiling, a tile from a discontinued line or a stain color on old pine all take some patience to get close. Edgar tells you up front when an exact match is unlikely and what the choices are.

What drives the cost of handyman work here

Handyman pricing in the valley typically depends on the length of the list, how easy the home is to reach and what has to be ordered. A condo in the Village with paid parking and an elevator takes longer to work in than a house with a driveway in Eagle. Special-order parts, matching finishes and work at height all add time. Grouping items into one visit usually costs less than several separate trips. Our page on what drives remodeling cost in the Vail Valley covers the local factors in more detail.

How a handyman job runs with Edgar

  1. Send the list, the address and photos of anything unusual.
  2. Edgar reviews it, asks questions or walks the home, and gives a free estimate.
  3. You pick a date, and Edgar arranges access with you, a neighbor or your property manager.
  4. He protects floors, does the work and cleans up before leaving.
  5. You get photos of each finished item and a note on anything that needs a follow-up.

Permits, HOAs and building rules for small jobs

Most handyman work is ordinary maintenance. The Eagle County Building Division says normal building maintenance does not require a building permit in most instances. If a repair turns into an alteration, such as moving a wall or replacing a structural member, the building department for that address decides what is needed, and Edgar confirms it before starting.

Condo buildings have their own rules. Many limit work hours, ask contractors to reserve the elevator and want common hallways protected. Edgar checks with the building or the HOA manager before the visit so the work is not cut short.

Handyman work from Vail to Gypsum

Edgar takes handyman calls in Vail, Eagle-Vail, Avon and down-valley in Eagle, plus Gypsum when the schedule allows. If your list includes damage rather than wear, see our home repair page. If you want new shelving or a built-in while he is there, read about custom carpentry and built-ins. Condo owners planning more than repairs can look at condo remodeling. Handyman Services questions

Do you take small handyman jobs, or only remodels?
Small jobs are regular work for us. A door adjustment, a towel bar, a drywall patch or a short list of loose ends is worth a call, and Edgar treats it with the same care as a remodel.
Can you handle repairs while I am out of state?
Yes. Many homes here belong to owners who are not in the valley when the work happens, so Edgar sets up access with you or your property manager, works through the list and sends photos of each finished item.
Can a handyman do drywall repair?
Yes, drywall repair is one of the most common things we fix. Nail pops, dents from furniture, cracked seams over doorways and patches left after a plumber opens a wall all get taped, textured to match and painted.
Do you work with property managers?
We do. Property managers can send a list for one unit or several, and Edgar reports back with photos so the manager can pass the update along to the owner.
How much does a handyman charge in the Vail Valley?
It depends on how long the list is, how easy the home is to reach and what materials need to be ordered. Edgar gives a free estimate once he knows the items, and our remodeling cost page explains what moves the number.
